What roof repair actually costs, and when it stops being worth it
A leak is rarely where the stain is. Water travels along the underside of the deck before it drops, which is why the fix is priced by what has to be opened up rather than by the size of the mark on your ceiling.
Shingle patch: $350-900
Flashing repair: $400-1,400
Valley rebuild: $900-2,600
Full replacement: $9,000-26,000
Most repairs finish in one day
Across the United States a straightforward shingle repair lands between $350 and $900, and the number is mostly access and minimum call-out rather than materials - a bundle of shingles costs under $45 anywhere in the country.

Curling tabs are an age signal, not a repair item
Shingles that have started to curl and lift across the whole slope are telling you the mat has dried out. Individually replacing them works, briefly, and the ones next to them follow within a season.
That is the point where repair stops being the economical answer. The rule of thumb worth applying: if the repairs needed exceed about a third of a replacement, and the roof is past two thirds of its rated life, you are paying twice.
Priced by what has to come off
| Repair | Installed price | Typical cause | How long it holds |
|---|---|---|---|
| Shingle patch | $350-900 | Wind lift or impact | Life of the surrounding roof |
| Step or chimney flashing | $400-1,400 | Sealant failure at a joint | 15-25 years done properly |
| Valley rebuild | $900-2,600 | Water concentration at the fold | 20+ years |
| Deck section replacement | $700-2,200 | Rot from a long-running leak | Life of the roof |
| Full replacement | $9,000-26,000 | Age across the whole slope | 20-30 years |
Two climates, two failure points
In the northern United States roofs fail at the eaves: 70 or more freeze-thaw days a year drive ice dam formation, meltwater backs up under the shingles and the leak shows on the ceiling near an exterior wall. In the southern and central United States roofs fail in the field, from hail bruising and wind lift, and the leak shows anywhere.
That matters for the quote. Ice dam damage is fixed at the eave with membrane and ventilation work; hail damage is an insurance conversation and is assessed across the whole slope. A contractor in the United States who quotes the same fix for both is not looking at your roof.
Common repairs, by city
| City | Typical repair cost | Local factor |
|---|---|---|
| Toledo, OH | $380-1,200 | Freeze-thaw cycling drives eave and flashing failures |
Questions worth asking
The stain is in the middle of the ceiling. Is the hole above it?
Usually not. Water enters at a penetration or seam, then runs along the underside of the deck or a rafter until something stops it, and only then drips. A roofer who goes straight to the point above the stain without tracing it back uphill is guessing. Expect them to be in the attic with a light before they price anything.
Should I claim on insurance?
For storm and hail damage, usually yes, and it is worth getting an independent assessment before the adjuster comes so you know what you are looking at. For age-related failure, no - policies cover sudden events, not wear, and a denied claim still sits on your record. The distinction is what caused it, not how expensive it is.
Is a repair worth it on a 22 year old roof?
For a genuinely isolated problem like one section of flashing, yes. For anything spread across the slope, no. Asphalt is typically rated 20-30 years and the failure curve steepens sharply at the end, so money spent on patches in the last few years is rarely recovered.
Why did one company quote a full replacement and another a $600 repair?
Sometimes because one of them is upselling, and sometimes because one of them went into the attic and the other did not. Ask each to show you photographs of what they saw and to say specifically why the smaller fix will or will not hold. The company that can answer that question concretely is usually the one to believe.
