Working out your own roof area

  1. Take the footprint of the house in square feet - length times width, plus any wings.
  2. Multiply by a pitch factor: about 1.05 for a shallow roof, 1.12 for a common 6:12, 1.25 for a steep 10:12.
  3. Divide by 100. That is your number of squares.
  4. Multiply by the rate above. A 1,600 square foot footprint on a 6:12 pitch is about 18 squares, so roughly $8,100-13,500.
  5. Add for complexity - valleys, dormers, multiple planes all add labour that a simple gable roof does not have.

If a quote is far above that arithmetic, the reason is usually complexity, decking, or a second layer of tear-off. All three are legitimate; ask which it is.

If a quote is far below it, ask what is excluded. The usual answers are tear-off, decking, flashing or disposal.

The insurance path, in order

  1. Read your declarations page. Find whether the roof is RCV or ACV, and what the wind/hail deductible actually is in dollars.
  2. Get an independent written assessment of the damage from a local roofer before you call the insurer, so you know what you are talking about.
  3. Compare the estimate to your real deductible. If it is close, filing may not be worth it.
  4. If you file, document everything with dated photographs and keep every piece of correspondence.
